No, subletting or subleasing of units is not allowed.
Yes, all units must be covered by a renter’s insurance policy.
We are glad to accept walk-in tours and appointments!
Apply online: it’s secure, fast and convenient.
Rent can be paid online through the tenant portal, or via check in the leasing office. We do not accept rent payments in cash.
Call 865-693-0282 to set up an appointment. You can also visit during business hours for a tour. We ask all guests to provide a photo ID to the leasing staff before touring.
Electric service will be through Knoxville Utilities Board (KUB). Water service is submetered for each unit and will be paid through your online portal. Cable and Internet is available through ATT or Comcast/XFinity.

Yes, we offer referral bonuses to current residents whose friends/referrals move into our community. Referral bonuses are paid after the referral move-in is complete.
Up front fees include the application fee ($50/resident), administrative fee ($150), and security deposit ($500).
Our leasing office is open from 9AM to 5PM Monday through Friday. We are closed on weekends.
We require a 60 day notice to vacate in writing to terminate a lease. In addition there is a termination fee equal to 1-2 month’s rent depending on how much time remains in your lease.
Brendon Park has service available from either ATT or Comcast/Xfinity.

Yes, we are pet friendly! There is a limit of 2 pets per apartment.
Yes, we charge a non-refundable initial pet fee and a monthly pet fee per animal.
Yes, there is a weight limit of 75 lbs and no aggressive breeds are allowed.
Brendon Park offers a resort-style saltwater pool, fitness center, basketball and tennis courts, a sand-volleyball court, a dog park, gated access, and beautiful landscaping.
- The fitness center is open 24 hours.
- The pool is open from 10 a.m. to 10 p.m.
- The outdoor kitchen and activities lawn are open from 10 a.m. until 10 p.m.
- The business center is open 24 hours.
Quiet hours are from 10 p.m. to 8 a.m.
The shortest term we offer is a 6 month lease.
We do not offer corporate leases.
We do not offer furnished apartments, but we can connect you with furniture rental companies!
Our community features parcel lockers for deliveries.
Our parking lots are reserved for residents only. There is a monthly parking fee for all residents. Permits are required for our parking lots.
All units come with refrigerator, range, microwave, and dishwasher
There is a central laundry facility in the amenity building. Select units have washer and dryer connections in the unit. We ask that tenants contact maintenance to inspect their connections before using their washer/dryer.

Yes! Route 16: Middlebrook/Cedar Bluff runs through the area, with bus stops located just outside our community for easy access to Knoxville.

Maintenance
Maintenance is on site Monday through Friday from 9AM to 4:30PM. We have on-call maintenance available for after hours emergencies.
You can submit a non-emergency work order through the online portal or call the office for assistance. If you have an emergency such as flooding, no heat or air in extreme weather, call our emergency maintenance line for immediate assistance.
You are not required to be present for our service technicians to work on your maintenance issue. If you prefer to be home, please include that in your work order and we will do our best to
We have emergency maintenance available for after hours lock outs. There is a fee for lock outs.
Your future home will be painted, cleaned, and carpets will be steam cleaned for your move in. We will do a walk through with you on your move in day to inspect the unit.
